Leasing
How long is the lease?
The lease runs for a fixed 12 months. You can choose any move-in date between 9 and 19 August 2026, and it ends on the matching date the following year.
How do the deposit and booking fee work?
Within 48 hours of your offer, a deposit of two months’ rent and a booking fee of one month’s rent are due. The deposit is returned in full when you move out, provided there is no breach of the lease. The booking fee is not refundable, but it is credited against your first month’s rent.
How can I pay?
By bank transfer, WeChat Pay or Alipay. Please contact us to confirm the current payment schedule.
Are utilities included in the rent?
Utilities are HK$500 a month, covering a usage allowance; anything above that is billed separately, based on actual usage. The allowance follows the current arrangement.
Can I leave early or sublet?
The 12-month lease cannot be ended early. You can sublet the remaining term instead: you find the incoming resident yourself, management approval is required, and a HK$1,500 administration fee applies.
Can I apply before I have an offer or a visa?
Yes. You can reserve a room first and provide proof of student status before you move in. Non-students and recent graduates are welcome to apply as well, considered case by case.
Living
What comes with the room?
Rooms are move-in ready, with bedding made up and a six-piece toiletry set and slippers provided. Bathroom and kitchen arrangements follow the room type: Studio Deluxe has a private bathroom and its own kitchenette; the 2-bedroom and 3/4-bedroom units have a shared bathroom and a shared kitchenette and living area.
What shared facilities are in the building?
Six of them: 24-hour security, a shared lounge, a study area, a laundry room, smart parcel lockers, and a fitness and recreation zone.
Can two people share a room?
Studio Deluxe supports double occupancy as standard. For 2Br Premium it is arranged case by case, as a whole-unit group booking. For occupancy in the other room types, please contact us.
Can I request a particular floor or roommates?
You can note a floor preference, a preferred gender mix, or people you would like to live with when you apply. Rooms are allocated first come, first served — we will do our best to accommodate requests, but cannot guarantee them.
What security and day-to-day support is there?
The building has 24-hour security and a 24-hour concierge, with a front-desk team, a maintenance team and a Chinese-speaking service team for day-to-day support.
